Course Introduction

This course covers inspection of the exterior of a residential building. The student will develop an understanding of how to inspect retaining walls, grounds, window wells, lot grading, driveways, patios, walkways, decks, balconies, stoops and steps, porches, railings, wall cladding, flashing trim, eaves, soffits, fascia, as well as exterior doors and windows. The student is introduced to various architectural styles in North America, including building shapes and details, and specific house styles. Exterior cladding in a residential dwelling, including types of siding material, soffits and fascia, window, doors, and common problems associated with them are covered in this course. The student also learns about external structural and safety components of steps, railings, columns, beams, joists, floors, roofs, skirting, drains, and walls. Surface water control including gutters, downspouts for rainwater collection, window wells, walks, driveways, and grounds are discussed, and the student will learn how to inspect them.
